Every guest joins your Wi-Fi. Arrive then gives them an AI concierge that knows your house rules and your neighborhood, shows the offers you choose, and tells you exactly what it did. Fewer texts to you, more happy guests, and numbers you can check.
Works with UniFi gateways. Free while we are in early access.
Guests ask in their own words, in their own language, and get a short, friendly answer in about a second. You stop answering the same ten questions.
House facts such as checkout, parking, appliances and rules come from your notes and house manual, never from guesses. If it does not know, it says so and offers to contact you. Door codes belong in a private message, not the guide.
Recommendations come from your own favorites first. For things that change, like “is it open right now?”, it checks the web and shows the place on a map.
Your knowledge is kept ready, and answers start appearing in about a second. A long manual does not slow it down.
Words like fire, gas leak or break-in skip the AI entirely: guests see “call 911” and your emergency instructions at once. Safety questions about pools or fireplaces share only what you wrote.
When a guest needs you, they get call, text and email buttons. You choose the tone, the quick questions and the contact details.
No hot water, TV with no signal, AC not cooling: it walks guests through your own fix first, offers only simple safe checks if you wrote none, and never sends anyone into a breaker panel. If it is still broken, one tap sends the chat to you.
Questions it could not answer land in an inbox. Write the answer once and it knows it for every future guest. Thumbs up and down show you what works.
Tell the assistant about your place in a short chat: how things work, your favorite spots and what guests like to do. It then researches your area, including what popular local guides recommend, and drafts your welcome guide and the concierge’s knowledge.
Your guests are on your Wi-Fi and looking at their phone. Put your late checkout, tours, partner discounts or specials in front of them.
AI you cannot inspect is AI you cannot trust. Arrive shows you who is connecting, what guests ask, what the AI answered and what it costs.
No hardware to buy and nothing to install. If you already have a UniFi gateway, you are most of the way there.
Paste a UniFi API key and pick your console. We check it works before saving anything.
The setup assistant interviews you, researches your area and drafts the guide and the concierge. You review and publish.
Print the QR sign. Guests join in seconds, chat with the concierge and see your offers. You watch it all on the dashboard.
The features the big hotel platforms charge for, without the sales call.
A sign-in page with your name, logo and colors. Preview it live on a phone while you design it.
Name, email and phone by default. Add your own questions, make them required or optional, and reorder them.
Optionally verify email addresses with a 6-digit code, and ask guests to confirm their age. Only the pass or fail is stored.
Give visitors 30 free minutes, then 24 hours before the next session. Cap data per session.
Recognized devices reconnect with a single tap, or show the full form every time. You choose, per property.
A short, one-time thank-you a few minutes after first sign-in. Text messages are in limited beta.
A ready-to-print QR sign for every property, so guests can join without asking you.
Invite your co-host or manager. Each person sees only what you let them.
We are in early access and want real properties using it. Everything below is free while we learn, AI included.
Need more than 2 locations or more answers? Tell us what you need. We will give you plenty of notice before anything changes.
It is built not to. House facts come only from what you wrote, and when the answer is not there it says so and offers to contact you. For things like opening hours it checks the web. It can still make mistakes, which is why every conversation is visible to you and you can correct it in seconds.
Only the question the guest types and their last few messages in that chat, plus your knowledge. It does not receive their name, email or phone number, though a guest can type anything into a message. Conversations are stored so you can review them.
Arrive uses Claude from Anthropic. It is included in the free plan up to 500 answers a month per location, and your dashboard shows the usage and an estimated cost. When the limit is reached, guests are pointed to you instead.
A UniFi gateway (a Cloud Gateway, or a UniFi console connected to unifi.ui.com) and a guest Wi-Fi network with the Guest Hotspot turned on. You will create an API key in your UniFi account. Our setup guide walks through it.
Yes, for up to 2 locations while we are in early access. If that ever changes you will hear from us well in advance.
You do. We store it to run the service for you, never sell it, and never email your guests ourselves. Download it or ask us to delete it whenever you like.
Not yet. We built it around UniFi because that is what we run at our own properties. If you use something else, tell us and we will let you know when it is supported.
Guests who are already online stay online until their session ends. New sign-ins would wait until we are back. This is an early-access service with no uptime guarantee, so please keep that in mind for critical locations.
We give you the tools: a required terms checkbox, separate opt-ins for marketing and for texts, an optional age check, a privacy page, and deletion on request. You remain responsible for your own compliance, and this is not legal advice.
Give your guests a better first impression than a password on a sticky note, and a concierge that never sleeps.
